The Varone Marketplace project included both core and shell construction and tenant finish work for a new event center located in Denver’s Highlands neighborhood. The project involved the rehabilitation and expansion of a historic structure, blending adaptive reuse with modern functionality.
Core and shell scope included structural modifications and the build-out of second-floor office space designed for shared office use. Additional work included utility modifications, installation of a grease interceptor, and coordination of construction activities within the City of Denver right-of-way.
Tenant finish work encompassed a full catering kitchen and multiple eating and drinking spaces designed to accommodate weddings and special events. The tenant finish scope included complete mechanical, electrical, and plumbing systems, construction of new restrooms, and a full interior build-out.
The name Varone Marketplace reflects a business that historically occupied the site, reinforcing the project’s connection to the neighborhood’s history while supporting its new use as a community gathering and event space.
