The Zuni Phillips Station project is a thoughtfully executed adaptive reuse and new construction development located at the corner of 44th Avenue and Zuni Street in Denver’s vibrant Sunnyside neighborhood.
This project combined the rehabilitation of a historic filling station with a ground-up construction addition, blending character-driven preservation with modern commercial functionality. The existing station was fully rehabilitated to core and shell condition, encompassing approximately 1,220 square feet, while maintaining its architectural integrity.
Complementing the original structure, the new construction addition added approximately 3,000 square feet of core and shell space, distributed between ground-floor retail and a basement level. The design emphasizes durability and visual interest through the use of terra cotta cladding and steel siding, creating a contemporary aesthetic that respects the site’s history.
An extensive courtyard serves as a central feature of the development, enhancing tenant experience and contributing to the pedestrian-friendly nature of the neighborhood.
The Zuni Phillips Station project showcases PFC’s expertise in adaptive reuse, urban infill development, and high-quality commercial construction, delivering a modern space rooted in Denver’s architectural past.
